Minggu lepas, saya berkesempatan singgah di show room satu projek service condominium/bangunan ofis eklusif yang agak menarik di lokasi yang begitu strategik iaitu The Hub SS2, Petaling Jaya. First impression :

Wow, sangat unit designnya. The Hub SS2 bakal menjadi bangunan tertinggi di SS2 dengan service condo/suites melebihi 40 tingkat. Yang bestnya, swimming pool di roof top sepastinya menjadikan ianya salah satu tarikan.

Projek ini adalah dari Selangor Dredging Berhad (SDB) iaitu salah satu developer yang mempunyai reputasi yang bagus. Berstatus Freehold, ianya pasti dinanti-nanti oleh Pelabur Hartanah dan juga yang bercadang menjadikan kediaman di sini.

Saya berkesempatan juga untuk melihat salah satu unit contohnya iaitu Duplex. Signatures Suites di sini mempunyai unit berkeluasan dari 517sq feet (studio unit, tinggal 2 unit lagi rasanya) sehingga 1,313 square feet. Ianya turut menempatkan 4 tingkat retail offices (all sold out). Yang tinggal sekarang hanyalah Signature Suites.Rasanya tidak lama, ianyapun bakal sold out atas lokasi dan potensinya.

REASON 1:Appreciation upon handover
Proven that Ameera residency and Five stones(developer is the same, Selangor Dredging Berhad) that is just right behind The Hub had been appreciated 41% averagely upon handover (the data is based on the first 6months after handover keys's transacted price). That time there is no others news that nearby got any projects from government to make the public transport better, it's just merely about the SS2 location. SS2 is a highly matured area and there is hardly to find any new freehold developments (The Hub probably would be the last freehold project in ss2). So it's a good choice to invest in The Hub.
REASON 2: Construction of Jalan Harapan
  Our location is just right beside Jalan Harapan, which soon will be become one of the main roads in SS2, and it will link the Rothman Roundabout ( Sin Chew Jit Poh) to the Jalan Damansara ( exit will to the same row of the Tropicana City Mall) with just 1.3km. Pls be noted that the Jalan Harapan will be widening to 6 lanes main road and the road will completed in July 2014. You can just imagine that turn left around 700m u can reach Rothman crossroad, and exit to federal highway with very near distance, or u can just turn right for around 500m and enter into sprint highway, and drive further you can reach NKVE. It's very convenient !

A new highway, Kidex (people call it LDP 2) will be construsted and very close to our site, it link to Puchong Kinrara to Damansara, u may find out more in this website http://thepropertychannel.blogspot.com/2012/03/kidex-highway.html . Beside LDP(800m) , Sprint highway(500m) , federal highway (3km), NKVE (4 km via sprint), The Hub's owner have 1 more option that is KIDEX. It would makes The Hub more convenient since in 300m we can enter into KIDEX. KIDEX highway will be completed around 4 years and it helps The Hub appreciate even faster!
REASON 4: Completion of MRT
 As we all know the MRT project is would be done around 2017, we are glad to let u know the nearest station to The Hub is PJ Section 16 (2.7km away from The Hub) as u may refer to the location map of the brochure . Although 2.7km is not really a friendly walking distance, the management of The Hub provide shuttle bus services for the owners to travel to the station daily. This would provide a better lifestyle and avoid the traffic jam.

Secara peribadi, sebagai salah seorang Pelabur Hartanah, SS2 ini adalah satu projek yang menarik yang menawarkan "return on investment" yang sangat berpotensi pada masa hadapan. Sayang, not within my budget, jika tidak mungkin saya angkat satu unit untuk my long term investment.
